Sales of two-bedroom sectional title flats in Melville rose 18 percent in the first half of 2026, with buyers over age 55 accounting for 42 percent of those transactions, according to the latest Johannesburg Property Market Report compiled by local valuers.
The shift comes as monthly levies and garden maintenance on large single-family homes in the northern suburbs climb above R18,000, pushing owners who no longer need the space to seek smaller, secure complexes closer to established transport routes and medical facilities.
In Melville, downsizers have concentrated along 7th Street and the side roads feeding into the Melville Koppies nature reserve, where 1970s walk-up blocks have been converted to sectional title. The suburb sits ten minutes from the University of Johannesburg Auckland Park campus, giving residents quick access to libraries and clinics without driving across the N1. Further north in Fourways, complexes near the Fourways Mall and the recently expanded Fourways Crossing retail node have recorded steady transfers since March 2026, with units priced between R1.35 million and R1.65 million.
City of Johannesburg records show that sectional title registrations in these two areas outpaced freehold sales by three to one between January and June this year. The average Johannesburg home price sits at R1.5 million, yet Sandton properties still command premiums above R3 million, leaving many long-term owners with equity that covers the move and leaves cash in hand after transfer costs.
Agents at the Johannesburg branch of Pam Golding Properties report that 65 percent of their Melville listings this quarter went to cash buyers aged 58 to 72, many relocating from Hyde Park and Morningside. Levies in the converted blocks average R2,800 a month and include 24-hour security and pool maintenance, figures that undercut the R12,000-plus garden and domestic-staff bills common on larger erven.
Buyers should review the latest audited financial statements of any body corporate before signing, confirm that special levies for roof or lift replacements are not pending, and compare proximity to their preferred medical or shopping precinct. Properties listed on the City of Johannesburg valuation roll for 2026 show stable rates in both Melville and Fourways, giving downsizers a clearer picture of ongoing municipal costs before they commit.
