Houghton Estate recorded a median sale price of R2.8 million in the second quarter of 2026, well below the R4.5 million average for Sandton homes in the same period.

Buyers priced out of Sandton’s towers and gated estates are turning to Houghton’s tree-lined streets because the suburb already has mature infrastructure and direct access to the M1. Local agents report that demand has stayed steady even as interest rates held above 11 percent through the first half of 2026.

Anyone considering a move should verify body-corporate financials on sectional schemes and confirm zoning status with the City of Johannesburg’s planning department before making offers. Properties listed before the end of July are still moving at asking prices when they sit within 800 metres of the M1 on-ramps. Early inspection of title deeds and levy statements remains the most direct route to securing value in this established pocket.
